Remember, our home extends beyond the threshold of your apartment.
We care for the aesthetics and preservation of shared property. Residents must compensate for any damage they cause to the entrance hall, main doors, elevator, benches, and other communal property. This also applies if the damage is caused by their children, pets, guests, tenants, or hired workers. The resident must inform the building manager and restore the property to its previous state as soon as possible.
We ensure that our tenants and guests are familiar with the house rules and are responsible for their adherence.
renovation
We do not alter the appearance or structure of the building without written permission from the building manager.
Even if it looks very beautiful :)
Any visible exterior changes or modifications affecting the building’s structure require approval. Examples include installing air conditioners in unauthorized locations, adding any devices on balconies or facades, installing window grilles, changing the size or color of windows, modifying or painting balcony elements, glazing balconies, or altering the entrance door to the apartment.
Entrance door handles can only be changed to identical-looking ones or those of the same color and similar design.
This change must also be approved in writing by the building manager.
We do not modify or interfere with the building’s utility systems without written approval from the building manager.
Residents must notify neighbors in advance about renovation work.
A message specifying the type of work, time, and duration must be posted in the shared chat in the “Dakh” app at least 24 hours in advance.
Renovation work is not allowed after 9:00 PM and before 8:00 AM, as well as all day on Sundays.
We do not block entrance doors with foreign objects.
Use only the designated door fixation mode.
Construction waste must be disposed of in designated bags, and residents are responsible for its removal.
Contractors must be informed that disposing of construction debris and building mixtures in the sewage system is prohibited.
All contractors must be familiarized with a separate document outlining renovation rules, and residents are responsible for ensuring compliance.
This document includes guidelines on working with existing walls, pipes, water supply, air conditioner placement, etc.
If the responsible party for property damage cannot be identified, the cost is covered by the condominium association, regardless of which entrance the issue occurred in.
safety
We always close the entrance door behind us, do not let strangers in, and never share the entrance code.
We do not ignore the fire alarm and act according to instructions:
  • If you hear a fire alarm, immediately evacuate the building.

  • In case of fire or smoke, call 101 immediately.

  • If you notice smoke or fire and the alarm has not been triggered, activate the signal manually.

  • For small fires in the underground parking area, use water from fire suppression systems located in light-colored boxes around the perimeter.

  • Each resident is responsible for the fire safety of their apartment/unit.

Before a long trip, we leave a key with a trusted contact to ensure access in case of an emergency.
If water leakage or another damaging situation occurs, the responsible resident (whose unit caused the issue) must cover the repair costs and damages.
Residents are not allowed on the roof of the residential part of the building.
quiet hours
We avoid making noise between 10:00 PM and 8:00 AM.
During these hours, music, dancing, and other noise should be minimized.
Renovation work is not allowed after 9:00 PM and before 8:00 AM, as well as all day on Sundays.
balconies and terraces
Drying Clothes
We do not hang clothes or laundry on railings or install drying racks visible above the balcony or terrace railing.
Grilling
Only gas grills are allowed on balconies and terraces.
Balconies and terraces should not be used for storage.
Only plants, outdoor chairs, and tables (in monochrome or beige shades) are allowed. A neutral, non-bright carpet or artificial grass, fitted to the balcony/terrace floor, is also permitted.
smoking
Smoking is only allowed in designated areas within 2 meters of a trash bin. Cigarette butts must always be disposed of in a bin.
Residents may smoke on their balcony/terrace, provided they collect ash and cigarette butts in their own container and dispose of them properly.
cleanliness
We sort waste into three categories: glass, recyclables, and mixed waste.
If waste has not been sorted, it must be disposed of only in the mixed waste container.
Trash must not be left outside bins, near doors, or in any undesignated area.
Trash belongs inside the bin only.
pets
We always clean up after our dogs and other pets.
Even if the shared supply of waste bags runs out.
parking
Vehicles are not allowed to enter the inner courtyard or entrance archways.
Parking is only allowed in designated areas.
Even for a short stop. The building manager or any resident has the right to report an improperly parked car to the police without prior warning.
In the underground parking, vehicles must only be parked in their designated spots.
On the guest parking lot, vehicles must not be parked for more than 3 hours.
Bicycle and stroller parking areas are for bicycles and strollers only.
These areas should not be used for storage to ensure there is enough space for everyone.
utility payments
We pay utility bills and building maintenance fees on time.
Payment delays prevent the timely accumulation of reserve funds for building improvements and repairs.
initiatives
Improvement suggestions regarding the building or house rules should be posted in the shared chat in the “Dakh” app.
Expensive or disputed proposals are decided through voting in the “Dakh” app.
Decisions are made within 24 hours after the vote is published.
We are not afraid to remind people of the house rules when they are being violated.
